Tenant improvement drywall timeline: what drives the schedule

Every tenant improvement is different, but the same handful of factors decide how long framing and drywall take.

What sets the duration

There is no single timeline for a tenant improvement. Square footage matters, but scope, layout complexity and access usually matter more.

  • Number and length of partitions, and how many rooms the layout has
  • Ceiling type: grid and tile, hard-lid drywall, or a mix with soffits
  • Finish level called out in the specifications
  • Rated walls and other assemblies that need extra layers or inspection
  • Working hours and access, such as night work in an occupied building
  • Whether the space is released all at once or in phases

Inspections and material lead times

Framing and rough-in inspections can hold up board, so confirm the inspection plan before scheduling hanging crews. Specialty items such as rated or abuse-resistant board, acoustical tile and trim accessories can have longer lead times than standard material, so ordering early protects the dates.

Release work by area

Crews work most efficiently when an area is released complete, with the previous trade finished and inspected. Releasing work in small pieces forces return trips and stretches the schedule even when the total labor is the same.

Getting a realistic schedule

Before you send the plans

Have a question we didn't answer? Call (954) 416-0828 or email info@promisinginteriors.com.

How long does a tenant improvement take?

It depends on scope, layout, ceiling types, finish level, inspections and access. A written estimate based on the drawings is the reliable way to get a schedule.

What slows drywall down most?

Incomplete rough-in, pending inspections, late plan changes and areas released in pieces.

Do you work in occupied buildings?

Yes, when scheduling and access allow. Tell us the working hours and any restrictions when you send the plans.
