What drives the cost of commercial drywall and framing

Square footage is only the starting point. These are the factors that move a framing and drywall price up or down.

Scope and quantity

A price starts with what is on the drawings: linear feet of wall, square feet of board, ceiling area and the number of wall types. Clear, complete drawings let an estimator count accurately. Unclear ones force allowances and assumptions.

What moves the number

Two jobs with the same floor area can price very differently. These items usually explain why.

  • Wall height: tall walls need heavier studs, more board and often lifts or scaffolding
  • Finish level: Level 5 costs more than Level 4 because of the added skim coat and labor
  • Rated and sound-control assemblies: extra layers, insulation and sealing take more time
  • Soffits, bulkheads, curves and other detail work
  • Access and staging: working around other trades, limited hours or a floor-by-floor release
  • Schedule: compressed schedules can require more crew or off-hours work
  • Material lead times and local delivery conditions

Why the lowest number is not always the lowest cost

A bid that leaves out a finish level, a rated wall or a ceiling area can look cheap until the change orders start. A useful bid lists inclusions, exclusions and assumptions so two proposals can be compared fairly.

Questions

Before you send the plans

Have a question we didn't answer? Call (954) 416-0828 or email info@promisinginteriors.com.

Do you price by the square foot?

Many estimates are built from quantities and then reviewed as a rough per-square-foot figure. The drawings decide the final number, not a rule of thumb.

Why do finish levels change the price?

Higher levels need more compound, more coats and more labor. Level 5 adds a skim coat over the whole surface.
